Home Building Process

1 Get In Touch

The first step in the design journey is to make contact, So call or email us to discuss your ideas and requirements.

2 INITIAL MEETING

Meet with us to discuss your requirements and establish your ideas for the project. With an understanding of your expectations, budgets and time frame, we can issue a design brief and fee proposal. 

3 DESIGN

This is where things get exciting. Together with your design brief, a site assessment and a review of local planning controls, we put pen to paper.


Once we have the approved design we will put together scaled drawings as well as 3D modelling for final review and tweaks.


At this stage we will provide a preliminary cost estimate to ensure the design is on track with budget expectations.

4 DEVELOPMENT APPLICATION

Now the design is approved its time to lodge the development application.


We handle all the forms and documentation required for the lodgment of the development application.


Once the application is submitted we will follow progress and liase with council should they require any additional information or clarification.


The approval process can take anywhere from 3-6 months.

5 Formal quote 

Upon receiving council approval we will then issue a formal quote. The Formal quote includes: Detailed scope of works, provisional allowances schedule and fix priced construction cost. 

6 Contract

Upon acceptance of our formal quote, we will issue a home building contract for you to sign as well as all supporting contractual information. 


The contract will contain things such as: Construction price, time frame, payment schedule, inclusions/exclusions, client & builder responsibilities to name a few.


Upon signing the contract homeowners warranty insurance is issued and the deposit is now payable.

7 Construction certificate 

Upon receiving council approval and before any work can 

commence you will need a construction certificate. 


This certificate confirms that the construction plans, and 

development specifications are consistent with the development consent, and comply with the Building Code of Australia and any other council requirements. 


At this time the principle certifying authority will be appointed and they will issue the construction certificate.

8 Construction 

Let the fun begin! after the construction certificate has been issued, we can now start building your new dream home.
